Real wood, built for our climate

Engineered hardwood is genuine wood on top of a dimensionally stable plywood core. It looks and feels like solid hardwood underfoot, but it won’t cup, gap, or buckle when humidity swings the way it does through a Piedmont summer — which makes it the right call for the slab-on-grade construction going up across Fort Mill, Indian Land, and Waxhaw.

The Flooring House stocks engineered hardwood from Bruce, Kährs, Shaw, and Armstrong, brought straight to your home so you can compare planks in your own light before you decide.

Why so many homeowners land here

Engineered hardwood delivers most of what solid hardwood offers, without the sensitivity to humidity.

  • Stable over concrete slabs and radiant heat
  • Available in wider planks (up to 9") than solid wood typically offers
  • Factory-finished with durable aluminum-oxide topcoats
  • Floating, glue-down, or nail-down — matched to your subfloor
  • Refinishable once or twice depending on wear-layer thickness

Species, widths, and finishes

Most of what we sell is American or European oak, but maple, walnut, and hickory are all available too. Plank widths run from a classic 3" up to designer 9"-wide boards, in finishes from clear matte to wire-brushed, hand-scraped, and reactive-stained European looks.

We check your subfloor first — moisture testing on concrete, joist inspection on plywood, flatness gauges throughout — then recommend floating, glue-down, or nail-down based on what will actually perform. Every quote includes baseboard removal and reset, transitions into adjacent rooms, and full disposal of your old floor. Want the staircase to match? Our hardwood stairs crew works from the same plank.

Engineered Hardwood - frequently asked questions

Yes — with a wear layer of 3mm or more, it can be sanded and refinished once or twice. Thinner wear layers (1-2mm) should be screened and recoated instead of fully sanded.

Water-resistant, not waterproof. It shrugs off the occasional spill far better than solid wood, but standing water from an appliance leak should still be wiped up right away.

Yes — this is one of its biggest advantages over solid wood. We follow manufacturer guidelines on subfloor temperature and acclimation to avoid gapping.

Floating is faster to install and easier to swap out board by board. Glue-down feels more solid and is quieter underfoot. Over concrete we typically recommend glue-down; over plywood, either works well.

What we stand for

Why homeowners choose us

We bring the showroom to you No trip to a big-box store under fluorescent lighting. We load real samples into the truck and bring them to your kitchen table, so you see exactly how a floor will look in your own home before you commit.

Honest, no-pressure advice Ryan spent years on the manufacturer side and on install crews before opening his own doors — he’d rather tell you the truth about a product than talk you into one you don’t need.

A small crew that answers the phone You’re working directly with the family that owns the business, not a call center. Ryan personally checks in after the crew wraps up to make sure the job was done right.

Built for local homes From older homes near the state line to new builds in Fort Mill and Indian Land, we know the housing stock in this area and recommend flooring that actually holds up here.

The Flooring House is family-owned and run by Ryan Davis, who came up as a Mohawk Flooring sales rep before working install crews across the country. We bring real samples to your home for a free, no-pressure estimate instead of asking you to drive to a showroom — and Ryan personally stands behind every job.
It’s how a small, family-run business earns its reputation. We’re proud of our 5.0-star rating on Google, and customers consistently mention Ryan following up personally after the install to make sure everything’s right — that’s not an accident, it’s how we operate on every project.
Yes — carpet, solid and engineered hardwood, luxury vinyl plank and tile, ceramic and porcelain tile, and laminate, for both residential and commercial spaces. We also handle furniture removal and return, on-site area-rug customization, and stair-runner surging and binding.
If you ever notice an issue with your flooring, document it and reach out right away. Ryan and the crew will come take a look and make sure your floor is restored to the condition it should be in — we don’t consider a job finished until you’re happy with it.
